Terms of Service

Version draft-1-2026-10-17 · Draft updated

1. Who we are and what these terms cover

REIalpha (reialpha.io) is run by [COMPANY LEGAL NAME], a [STATE] [ENTITY TYPE] ("REIalpha", "we", "us"). These terms are the agreement between you and us for the REIalpha website and app, the emails we send, and the data and estimates shown in them (together, "the Service"). Our Privacy Policy at https://reialpha.io/privacy explains what we do with personal information and is part of these terms.

You accept these terms when you create an account, buy a plan or otherwise use the Service. If you use the Service for a company or other organization, you accept these terms for it and confirm you are allowed to. If you do not agree, do not use the Service.

2. Who can use REIalpha

  • You must be at least [18] years old.
  • The Service is offered to people and businesses in the United States.
  • You must sign up with a real email address that you can receive mail at. We may refuse sign-ups that look automated, use throwaway email services, or come in bursts from one network.
  • A login is for one person. Keep your password private. You are responsible for what happens under your login. If you think someone else has used it, change your password and tell us at [CONTACT EMAIL].

3. Accounts and teams

Plans belong to accounts. The person who creates an account is its admin. An admin can invite other people by email; each invitation link works once and expires after 48 hours. Everyone on an account uses the account's plan. Only an account admin can buy, change or cancel the plan, manage billing, and add or remove people. The admin is responsible for making sure the people they add follow these terms.

Some limits count per person (for example saved homes) and some per account (for example CSV downloads each month). The plans page shows which.

4. Plans and prices

PlanPrice
Free$0
Buyer$39 a month, or $399 a year
Investor$99 a month, or $999 a year

What each plan includes, and its limits, is shown on the plans page in the app. Prices do not include sales tax. Where tax applies, it is calculated from your billing address and shown at checkout before you pay. There is no free trial; the Free plan is how to try REIalpha.

We may change what each plan includes, and add or remove features. If we take a substantial feature away from your paid plan during a period you have already paid for, you may cancel and ask for a refund of the unused part of that period.

We may change prices. A new price applies to an existing subscription only from its next renewal, and we will email the account admin at least [30] days before that renewal.

5. Payment, renewal, cancellation and refunds

Payment. Payments are processed by Stripe. Stripe collects your card details and billing address; we never receive or store your full card number. When you subscribe, you authorize us, through Stripe, to charge your payment method the plan price plus any sales tax, at the start of each billing period.

Automatic renewal. A paid plan renews automatically at the end of each month or year, at the price then in effect, until it is cancelled.

Cancel any time. An account admin can cancel at any time from the Account page ("Manage billing"), which opens Stripe's billing page. Cancelling stops the next renewal. You keep access until the end of the period you have paid for, and the account then moves to the Free plan.

No partial refunds. We do not refund or credit unused time, including on yearly plans, except where the law requires it or section 4 or section 15 says so.

Changing plans. An upgrade takes effect at once, and you are charged straight away for the difference in price for the rest of the current period. A downgrade takes effect at the end of the current paid period, with no credit.

Failed payments. If a renewal payment fails, Stripe tries the card again and emails you, and you keep your plan while it does. If the payment is not collected, the subscription ends and the account moves to the Free plan.

Taxes. Sales tax is calculated and collected through Stripe Tax. You are responsible for any other taxes that apply to your use of the Service.

6. Estimates, not advice

Please read this section carefully.

REIalpha turns public and third-party data into figures and signals about homes and places. Examples include home values and "under value" flags, rent estimates, whether rent covers the cost, cash flow, the cost to own a home (property tax, insurance, upkeep), yields, short-term-rental revenue, overvaluation, affordability, growth and migration figures, motivated-seller signals, foreclosure, probate and code-case matches, and answers from the analyst chat.

  • They are estimates. Many come from our own models, from averages, from comparable homes or from modelled values. They can be wrong, out of date or incomplete, and the data behind them can contain errors we do not catch. A value or rent estimate is not an appraisal, a broker's price opinion, or a quote from a lender or insurer.
  • They are not advice. Nothing in the Service is investment, financial, tax, legal, insurance, appraisal or real estate brokerage advice, or a recommendation to buy, sell, rent or hold any property. We are not your broker, appraiser, lender, insurer or adviser, and we do not act for you.
  • Check before you act. Before relying on anything from REIalpha, verify it yourself and with qualified professionals, for example through an inspection, a title search, an appraisal, insurance quotes, tax records, and the local rules that apply, such as short-term-rental restrictions.
  • Matches between people and records can be wrong. Owner, probate and code-case matches are made by matching names and addresses across separate records. A match can point to the wrong person or the wrong property. A probate match labelled "name match only" may be a relative. Treat every match as a lead to check, not as a fact.
  • Analyst chat answers are machine-generated and can be wrong, even when they cite a source.

You are solely responsible for your decisions and their results.

7. Where the data comes from

The data in REIalpha comes from many sources, including:

  • government statistics, for example from the Census Bureau, the Bureau of Labor Statistics, the Bureau of Economic Analysis, the Energy Information Administration, FEMA, HUD, the IRS and the Treasury's Federal Insurance Office;
  • real estate research data published by companies such as Zillow;
  • listing websites, for homes for sale and their listing history;
  • short-term-rental market data;
  • public records, such as court filings, county property records, city code-enforcement cases, and city council and planning agendas;
  • for overseas markets, foreign listing websites and land registries;
  • map data from map providers and OpenStreetMap contributors; and
  • our own calculations and models built on the above.

Third-party data belongs to its owners and may be subject to their terms. We show the source and date of figures where we can, and give credit where a source requires it. We may add, change or remove sources and coverage at any time, including when a source changes its terms or asks us to stop using its data.

8. What you may do with the Service and the data

While your account is in good standing, we give you a limited, personal, non-exclusive, non-transferable and revocable license to use the Service, and the data your plan shows you, for your own real estate research and decisions or your organization's internal ones. That includes:

  • viewing, saving and comparing homes and places;
  • downloading CSV files within your plan's limits; and
  • sharing a small amount of the data about specific properties, such as a screenshot, a page of figures or a short excerpt, with your own advisers, lenders, partners or co-investors for a specific deal you are considering, with "Source: REIalpha" kept on it.

Anything not allowed by this section needs our written permission.

9. No resale, no redistribution and no scraping

The data in REIalpha is compiled at significant cost, and much of it is licensed or restricted by its sources. Unless we agree otherwise in writing, you must not, and must not help or allow anyone else to:

  1. Resell or redistribute the data. Sell, resell, license, sublicense, rent, lend, publish, syndicate or otherwise give or make available the data, or any substantial part of it, to anyone outside your account. This applies whether the data is as we provide it, modified, combined with other data or summarized, and whether or not you are paid. It includes posting it on a website, in a listing feed or newsletter, in a publicly shared spreadsheet, or in a product or report you offer to others.
  2. Build a competing product or dataset. Use the Service or the data to create, improve or supply a product, service, database or dataset that offers similar data or functions.
  3. Train AI models. Use the data to train, fine-tune, test or improve a machine-learning or AI model, or put it into a model or tool used by others.
  4. Scrape or automate. Access, collect or copy the Service or the data by scraping, crawling, bots, scripts, headless browsers, data-harvesting browser extensions, or any other automated means, except through features we provide for that purpose, such as CSV download, or an API if we offer one.
  5. Bulk-collect. Systematically download or record the data beyond what one person would do in normal use, for example by stepping through every place, page, filter or map area to assemble a copy of our database.
  6. Get around limits or locks. Bypass, probe or defeat plan limits, usage limits, locked or masked figures, sample-area restrictions, sign-up checks, bot checks or access controls, or combine figures to work out values, or the identity of homes, that your plan does not show.
  7. Share or multiply accounts. Share a login, let people outside your account use the Service through it, or open more than one account to get more than one account's limits. Add colleagues to your account instead.
  8. Remove notices. Remove or hide source credits, dates, "estimate" labels or other notices from the data or from anything you share.

Data licensing. If you want to use REIalpha data beyond these terms, for example in a product, in client reports or as a bulk feed, write to [DATA LICENSING EMAIL].

Enforcement. We monitor use of the Service to protect it. If we reasonably believe you are breaking this section, we may slow, limit or block access, suspend or end your account without a refund, and use any other remedy available to us. Because a breach of this section can cause harm that money alone cannot repair, we may also ask a court for an injunction, in addition to damages and our costs.

After your plan ends. You may keep CSV files you downloaded while your plan was active, for your internal records only. This section continues to apply to them.

10. Using the Service responsibly

You must not:

  • break any law, or use the Service to harass, threaten, stalk or intimidate anyone, including property owners, tenants, heirs, or relatives of deceased people you learn about through the Service;
  • use the Service to discriminate in housing or lending, or in any way that breaks fair-housing laws;
  • use the Service as a consumer report or in place of one. REIalpha is not a consumer reporting agency. You must not use it to decide whether anyone is eligible for credit, insurance, employment or housing, or for any other purpose covered by the Fair Credit Reporting Act;
  • contact people you learn about through the Service in breach of laws on telemarketing, do-not-call lists, text messages or email, such as the Telephone Consumer Protection Act and the CAN-SPAM Act;
  • probe, scan or test the security of the Service, interfere with or overload it, or introduce malware;
  • pretend to be someone else, or give false sign-up details; or
  • send us content that is unlawful, infringes anyone's rights, or contains other people's personal or confidential information that you have no right to share.

11. What you send us

You keep ownership of what you write or upload to REIalpha, such as feedback, bug reports, reports of wrong data, help questions, notes, screenshots, analyst chat questions and saved items ("your content"). You give us a worldwide, royalty-free license to store, copy, process and use your content to provide, support, secure and improve the Service, as described in the Privacy Policy.

  • Ideas. If you suggest an idea or improvement, we may use it freely, without paying or crediting you.
  • Public requests. If you choose to make an idea "A public request", its text appears on our public request board without your name or email, and other users can vote on it.
  • Analyst chat questions are saved with your account, and our team reads them to understand what people need.

Do not send us anything you do not have the right to share.

12. Changes to the Service

We are improving REIalpha all the time. We may add, change or remove features, data sources, coverage, plan contents and limits, and may pause parts of the Service for maintenance or for reasons outside our control. We do not promise that the Service will be available at any particular time, that it will be free of errors, or that any particular data will remain available.

13. Our property

The Service, its software and design, our compiled database, and the figures, scores and estimates we calculate belong to us or our licensors and are protected by law. These terms give you only the rights described in section 8. "REIalpha" and our logo are our trademarks.

14. Other companies' services

The Service uses and links to services run by other companies, such as Stripe for payment, map providers for map images, and the websites that data and photos come from. Their own terms and privacy policies apply to them, and we are not responsible for them.

15. Ending your account

You can stop using REIalpha at any time. To delete your login and personal data, use "Delete my account" on the Account page. A paid subscription must have fully ended first: cancel it, and delete once the paid period is over. If you are the only admin of an account that has other people on it, make someone else an admin first. The Privacy Policy explains what deletion removes and what it keeps.

We may suspend or end your access, or your account's plan, if you break these terms, do not pay, create risk or legal exposure for us or for others, or if the law requires it. Where it is reasonable, we will tell you first and give you a chance to fix the problem. We may also stop offering the Service or a plan for any reason. If we end a paid plan for a reason other than your breach of these terms, we will refund the unused part of your paid period.

When your access ends, your right to use the Service ends. Sections 6, 7, 9, 10, 11, 13 and 16 to 22 continue to apply.

16. Disclaimers

The Service and all data are provided "as is" and "as available". To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, title and non-infringement, warranties about the accuracy, completeness or timeliness of any data or estimate, and warranties arising from course of dealing or usage of trade. We do not promise that the Service will be uninterrupted, secure or free of errors. Some states do not allow some of these exclusions, so some may not apply to you.

17. Limits on our liability

To the fullest extent the law allows:

  • we are not liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost investment returns, lost data, the cost of substitute services, or losses from decisions you make using the Service, even if we were told they were possible; and
  • our total liability for all claims relating to the Service or these terms is limited to the greater of the amount you paid us in the 12 months before the event that gave rise to the claim, or $100.

These limits apply whatever the legal theory of the claim, and even if a remedy fails of its essential purpose. They do not limit liability that the law does not allow to be limited.

18. Your responsibility for claims

You will defend and indemnify us, and our owners, staff and contractors, against claims, losses and costs (including reasonable lawyers' fees) that arise from your breach of these terms, your misuse of the Service or the data, your content, or your dealings with any property, owner, tenant or other person you learned about through the Service.

19. Disputes

Talk to us first. Before starting a claim, send us a written description of the problem at [CONTACT EMAIL] or [POSTAL ADDRESS], and give us 30 days to try to resolve it.

Option A: courts. These terms are governed by the laws of the State of [STATE], without regard to its conflict-of-laws rules. Any dispute will be decided only by the state or federal courts located in [COUNTY], [STATE], and you and we consent to their jurisdiction. Either of us may bring a claim in small-claims court if it qualifies.

Option B: arbitration. [Any dispute will be resolved by binding individual arbitration administered by [ARBITRATION PROVIDER] under its consumer rules, in [COUNTY], [STATE] or by video. You and we waive the right to a jury trial and to bring or join a class or representative action. Either of us may instead use small-claims court. You may opt out of arbitration by emailing [CONTACT EMAIL] within 30 days of first accepting these terms.]

Whichever option applies, we may ask any competent court for an injunction to stop a breach of section 9 or section 10.

20. Changes to these terms

We may update these terms. We will post the new version on this page with a new date. If a change is material, we will email account admins at least [15] days before it takes effect. If you keep using the Service after a change takes effect, you accept the new terms. If you do not agree, stop using the Service and cancel your plan.

21. Notices and contact

We send notices to the email address on your login, or, for matters that affect a whole account, to its admins. A notice counts as received when we send it. You agree to receive these terms, notices, receipts and other communications electronically.

To contact us or send a legal notice: [COMPANY LEGAL NAME], [POSTAL ADDRESS], [CONTACT EMAIL].

22. General

  • These terms, the Privacy Policy, and what we show you at checkout are the whole agreement between you and us about the Service.
  • If a court finds part of these terms unenforceable, that part is applied as far as it can be and the rest still applies.
  • If we do not enforce part of these terms, that does not waive our right to enforce it later.
  • You may not transfer these terms or your account without our written consent. We may transfer them as part of a merger, a sale of assets or a reorganization.
  • We are not responsible for delays or failures caused by events beyond our reasonable control.
  • These terms do not create a partnership, agency or employment relationship.
  • Headings are for convenience only.
