Compare a place with its own history

Keep area history, a home estimate and a completed sale separate.

Guide updated · Source dates are shown in the app

Say home values in a place rose faster than household incomes. The historical comparison asks whether that relationship is high for that same place, rather than treating every city as if it normally had the same prices.

Pick a home type

Use the valuation tool’s home-type choice. A blended index of houses and condos can change when the mix of homes changes. The selected type must be consistent across the comparison.

Read the comparison

Overvaluation versus own history is an area index. Change since the peak answers a different question: how far the place has moved from its own peak.

Check a particular home separately

The Under value list compares an asking price with a supported estimate for that home. A listing estimate is not a completed sale. Inspect the basis and any sample information the app shows before treating it as a comparable.
